## What the latest Flatsearch snapshot shows

**212 957**

active listings

**31 352**

offers after grouping

**85%**

listings grouped as duplicates

Snapshot date: 2026-10-12

This percentage describes active listings observed by Flatsearch, not all apartments in Tbilisi. Matches are inferred algorithmically.

## Where do duplicates come from?

An owner and several agents may advertise the same apartment. Copies appear on different platforms, sometimes with different descriptions, photo selections, or asking prices. To a person searching, these look like separate results even when the property is the same.

So '500 listings found' does not necessarily mean '500 distinct apartments available'. Assessing the choice requires identifying publications that probably refer to the same place.

## What does Flatsearch actually count?

Flatsearch compares observed publications, including their photos, and groups those believed to refer to the same home. If three listings are grouped into one offer, the other two count as duplicate publications.

This is an estimate, not a property registry. Different homes may look similar, and photos of the same home can vary greatly. Some duplicates may be missed, while some matches may be incorrect.

## Why does this matter when renting?

Grouping makes it easier to compare prices and publications for the same possible apartment. For example, identical photos with different prices or contact details can prompt a useful question before arranging a viewing.

A match does not establish whether a home is still available, whether a contact is the owner, or whether the listed price is current. Verify availability and terms independently.

## Limits of the data

These figures come from active public listings that Flatsearch observes across its sources. They do not cover every apartment in the city, completed rentals, or rental demand.

The figures on this page use the same published snapshot as the market analytics page. They can change when the snapshot is refreshed, even if the editorial text remains unchanged.
